Choosing a Builder in Spain: Why Price Tells You Nothing

Choosing a builder in Spain is the decision that shapes how the next year or more of your life feels, and the price on the quote tells you almost nothing about it. Most people arrive at this stage with three numbers in front of them and assume the work is now a matter of arithmetic.

The assumption is understandable. You have the architect’s project. You have a specification that goes down to the make and model of every tile. It looks as though you are buying a commodity, like a can of Coke, where the product is always the same and the sensible thing is to take the cheapest price. Other things being equal, why wouldn’t you?

Because it is the complete opposite of a commodity. Here is what is really being priced, and what to look at instead.

Why is choosing the right builder in Spain essential?

Even with the best architect’s project, building a house in Spain still requires hundreds of decisions to be made, almost daily, over twelve months or more. Modular homes and offsite construction reduce that number. They do not remove it.

So when you are appointing your contractor, you are not buying materials assembled in a fixed order. In John’s words: “You’re buying the behaviour over a number of people over what might be 12 months or more.”

Behaviour is what you live with. It is what decides whether a delay is flagged in week three or discovered in week nine, and whether the answer to a problem arrives with a solution attached.

Are you hiring a Spanish builder or buying a commodity?

Comparing builders on price alone assumes that what is being priced is identical in each case. Two quotes for the same drawings, from two different companies, are not two prices for the same thing. They are two prices for two different sets of habits.

That is the part which is genuinely hard to assess, particularly if you are selecting a construction company from another country, where the business culture, the legal system and attitudes to risk are not the ones you grew up with. I know what that feels like from both sides. I came to Spain as a foreigner and I have now spent more than thirty years working inside the Spanish system.

To put the problem plainly: A website doesn’t tell you. A convincing meeting doesn’t tell you. Looking at completed projects doesn’t tell you. And here’s the thing: the price certainly doesn’t tell you.

What to look for in a builder in Spain

Strip away the sales conversation and the questions worth asking are practical ones.

  • Is this contractor reliable?
  • Do they communicate, or do they go quiet?
  • Do they have a coherent plan for the project, in detail?
  • Do they anticipate problems, or only react once a problem has already cost you time?

Then the question most people never think to ask. How will they behave on the day the unexpected turns up, because on a build something always does. A contractor who handles the surprise calmly and tells you early is worth considerably more than one who is cheaper on paper.

Finally, do they have real influence over their subcontractors and suppliers? That one matters more than it sounds, and it is covered below.

How to select the right builder in Spain

Two things separate contractors more reliably than anything on a quotation.

Is a detailed plan their habit?

Plenty of builders will produce a proper plan for the project if you insist on it, and we can insist. The more useful question is whether they do it anyway, on every job, without being asked. Habit predicts behaviour far better than any promise made across a table. When a detailed plan is normal practice for a company, it usually means the rest of their process is organised too.

Do they have influence with their subcontractors?

Relationships matter. Our relationship with the contractor, and the contractor’s relationships with their suppliers and subcontractors, brings influence. That influence is what protects you when the programme comes under pressure and somebody has to be persuaded to turn up on Tuesday rather than the following month. A contractor who is a stranger to their own supply chain has nothing to lean on.

Where checking a builder’s credentials fits

Insurance, registrations, legislation and references are the floor, not the ceiling. Check them, by all means, and understand that a clean set of documents tells you a company is legitimate. But it does not tell you how they behave in month seven.

Construction contracts in Spain: the moment your leverage changes

This is the piece of timing people underestimate. Before you sign, you have choices. You can negotiate. You can ask for changes. You can walk away entirely and lose nothing but time.

Once you have signed, everything changes, because you now have far less leverage. Leaving a contract is possible in theory. In practice it is expensive, stressful and slow, and it is worth going to some trouble to avoid.

Which is why the tender stage is not really a price comparison. It is your opportunity to watch how a company behaves while you are still free to change your mind.

What additional factors should you consider when choosing a builder in Spain?

One more, and it runs against instinct when you are spending your own money. Do not begrudge your contractor their margin.

A good contractor deserves it. They are organising perhaps thirty or forty subcontractors and suppliers, carrying the shared costs, the waste removal and the coordination, and above all carrying a great deal of responsibility for your project. Squeeze that margin to nothing and you will find out what a stretched contractor’s decisions look like. As I often say to clients, the way to think about it is this: you need good people who are well paid.

What I would focus on

Finding a builder in Spain is not a search for the lowest number. It is an assessment of how a group of people is likely to behave over a year of your life, in a country whose system you may not know well. Judge the habits, the relationships and the plan, and treat the price as one piece of information among several.

Or, put more simply: the cheapest moment to find out you have the wrong contractor is before you sign the contract.
