This next section you can see how we will estimate the cost of your villa. We use a “turnkey” rate per square metre based on the gross external area of the building and we separate out the other big costs.
This is just an example. Each villa is custom designed. The cost of your villa could be more or it could be less than this example.
While the figures below are the actual numbers for this finished villa the figures we use with you at the beginning are very broad estimates. As we go through the design process we refine these figures so we remain within budget and you stay in control.

The system installed in this villa is quite powerful. The villa has all mod cons and could be off grid if it needed to be. A more common system would be smaller to carry most of the villas energy needs but not all. We design and build what our clients ask us to build.
In terms of the overall costs other features of the design and specification may well have could well have a larger effect on the overall costs than the renewable energy system. An example might be a retaining wall if your site has a slope. Recently our clients have spent 90,000 on a kitchen, 160,000 on a swimming pool and 80,000 on a pergola.
Remember that, independently of the renewable energy system, with us you get an energy efficient building as standard.
What is clear from the figures is that the system, if financed correctly, actually lowers the overall costs (as well as increasing the value).
The Specification
The Villa is equipped with 32 photovoltaic panels. They are installed on a pitched roof. Eighteen face approximately West and 14 face approximately East. A South facing orientation would have been better but wasn’t available in this particular case.
It is a 10kWp system. The kWp is a measure of the system’s potential to generate electricity so it’s a measure of the size of the system. A more typical domestic system could be say 1.5 to 3.00 kWp so it’s 3 or 4 times bigger than a typical system.
The actual electricity produced will depend on the orientation, shading, and how sunny it is and this is measured in kilowatt hours (kWh). This system has the potential to produce 20 MegaWatt hour of energy/year.
The energy required will depend on the energy efficiency of the house and the domestic appliances used. In the case of Villa Ligera it is packed with mod cons such as air conditioning, electric ovens, underfloor heating (water based), washing machines, and a heated swimming pool.
The property is on-grid but has the potential to operate off grid and indeed has done so for a while the mains connection was being established.
Financial Evaluation
We are able to approximately compare running costs with and without the renewable energy system because our client rented a property of comparable size and specification while this one was being built. The electricity costs for this similar property were about 6,000€ / year without a renewable energy system.
In Villa Ligera with the renewable energy system engaged the cost of the electricity between March 2019 and March 2020 was about 1,000€. That implies a saving of 5,000€ / year.
The costs of the renewable energy system was about 50,000€ so the payback period is 10 years.
If you amortize the 50,000€ at 3% over 20 years it works out at 3328€ / year which is 2672€ / year less than the 6000€ the electricity would have cost you if you hadn’t installed the system meaning that installing the system saves you money from the first day.
If you assume that you can borrow at a lower rate than 3% which at the time of writing is possible then the figures become even more favourable.
If you assume that electricity costs will rise, and historically they have risen at a rate of about 10% every ten years, then the figures become even more favorable. Electricity prices in Spain are amongst the highest in Europe.
In addition to saving money from day 1 you are not burning fossil fuels and you live in a comfortable home with all mod cons.
