Pre-designed modular villas: fast, stylish, comfortable

Designing and delivering a pre-designed modular villa is straightforward and highly efficient. You will know the cost of the villa itself from the beginning. Then we determine the cost preparing your specific plot and deliver a fixed final project price.

To arrive at a full, fixed, turnkey quote, the process is divided into the following steps:

Step 2A — Surveys, Feasibility & Landscape Concept

First, we must understand the land you own (or plan to buy). This includes:

• Topographical and geotechnical surveys

• A consultation with the local authority

• Initial sketches and ideas for landscaping, terraces, the pool, and external works

This step typically costs a few thousand euros depending on the plot.

Step 2B — Final Landscape Execution Project & Fixed Site-Work Price

We now produce the formal design documentation for all external works (landscaping, pool, terraces, retaining walls if needed, etc.) and give you:

• A fixed price for all external works

• A clear, final turnkey budget for the entire project

This step also typically costs a few thousand euros.

Step 3 — Building Licence Application & Bureaucracy Management

We prepare and submit the full licence application and manage all interactions with the local authority on your behalf.
This fee is 1% of the total project cost established at Step 2B.

Step 5 — Off-Site Manufacture & On-Site Assembly

(There is no Step 4 — the technical design required for custom homes is already included earlier in the process for pre-designed models.)

Once licences are granted:

• A 30% initial payment triggers the off-site factory fabrication of the structural panels (approx. 2 months).

• A deposit covers the start of site-preparation works.

• Monthly payments in arrears follow for site works, certified by the architect.

• Milestone payments follow for the modular home itself.
