Timber Framed Villa in La Cañada Valencia

This is a 200 sq m extension in La Cañada to the East of Valencia for a young Spanish family who are restaurateurs in the region. The existing house has two bedrooms. This project was for a living / dining kitchen extensión and terraces into the garden. It was completed in 2019.

It is built with a modern steel and timber frame and insulated timber panels. Its very energy efficient with 12 cm of rock wool insulation. Some of the timber is exposed for aesthetic reasons.

The total area is 158.93 sq m. The contract sum, net of VAT, was 160,756.71€ giving a turnkey cost excluding taxes and professional fees and excluding terraces and pool 1011.49 euros per square metre.
