Description
The original building was probably built in the Franco era by the state for the workers. The structure was very simple and there were almost o foundations and certainly no cavity or insulation.
We enclosed the terrace and opened it up into the existing living room to make a wide open plan living kitchen dining area. A new shaded terrace was constructed to the East so that the whole space both inside and out can be used as one. In the mornings the light on this area of the house is delightful.
There is a new swimming pool, at the same level as the terrace, and it is carefully screened from the noise from the road to the East, while preserving the views to the see to the south and providing privacy from the neighbour to the west. And the sun from the West that is so dangerous in the summer because of its angle and intensity is also screened making the terrace the ideal place to be in the afternoons.
Inside the house was reconfigured to provide two bedrooms one en-suite and one with a shared bathroom; a small study, and a utility room. One of the bedrooms also has a private patio so house guests can enjoy the outside space in privacy.
Energy efficient features include:
a new cavity wall and insulation around the existing walls
a new roof with extra insulation
new windows including glass walls to the terrace and thoughtful window placement
