Our client is this case is a commercial property developer who has operated in Dubai and the United States. This is their private villa. Its actually two homes than can be lived in as one so that our clients can have their own family living next door.
The original design was done by another architect. We came on board to make some changes and save significant costs, to help our clients cost and design all the finishes and to build it out.
As you can see from the photos the project is about 3 months short of being finished.
Here are the real costs for this project. The project was sent out to a competitive tender and the contract signed before the inflation and volatility in the cost of building materials. We should discuss the current situation with you.
Caution: the basement is large and is only partially finished so the cost per square metre is lower than you might otherwise expect.
